Fully Underwritten Pre-Approval

We take the general pre-approval letter one step further by providing a fully-reviewed and underwritten pre-approved letter. This provides you with the peace of mind to go into the home buying process without any issues in regards to your financial situation.

With this pre-approval, you can confidently search for a home knowing that we are just as invested in your success as you are!

Close On-time Guarantee

If both the buyers and sellers meet all eligibility requirements but the loan does not close on time, SPIRE will waive the buyer’s origination fee up to $1,000 and will provide the seller(s) a credit of $1,000.

This guarantee gives the buyers, sellers and the agents confidence that SPIRE will do everything we can to ensure the purchase closes on time.

In order to be eligible you must meet the following:

  • Obtained an underwritten pre-approval letter from SPIRE prior to execution of the purchase agreement.
  • Provide a copy of your fully executed, final purchase agreement to your Mortgage Loan Officer at least 30 calendar days prior to the contract date.
  • Return the intent-to-proceed to SPIRE Credit Union at least 25 calendar days prior to the closing date.
  • The subject property must appraise at or above contract purchase price.
  • Lock your rate and satisfy all loan requirements and conditions at least 7 calendar days prior to the contract Closing Date.
  • Provide all requested and/or required documentation and information to SPIRE within 48 hours of each request.
  • Seller is able to transfer the property no later than the contract closing date.
  • The lender must be SPIRE Credit Union.

The following items would invalidate the SPIRE guarantee:

  • Events beyond our reasonable control such as natural disaster that damages the property.         
  • Delay in completing the new construction of the property.
  • Improvements and/or repairs made to an existing subject property that delay the closing date.
  • Delays caused by any third party for example, buyer, seller, or vendor.

*SPIRE Credit Union reserves the right to modify or end the Guarantee program at any time.
